The owner-operator difference
When a company sends a crew, the guy who sold you the job is not the guy holding the wand, and the guy holding the wand did not make you any promises. Clean Rite does not have that gap. I walk the property, I write the scope, I do the work, and I send the photos when it is done. If something is not right, the person responsible is the person you already have on text.
That structure is why the things people worry about with this trade, damage, no-shows, surprise invoices, someone gaslighting you about wrecked tile being "natural color," do not happen here. Accountability is not a policy, it is just what one name on one truck looks like.
What I believe about this work
- The surface decides the method. Soft wash for roofs, stucco, screens, and wood. Real pressure only where the surface can take it. No exceptions for schedule or convenience.
- Name your materials. SEK ASTM-C144 joint sand. Trident Cat 5 and Cyclone sealers. If a contractor will not name the products, the products are whatever was cheapest that week.
- Everything in writing. Scope before work, photos after. Commercial clients get documentation their board can file.
- Relationships over routes. I have driven to Riverview for longtime customers. You never know what your next call will be, and I build for the long ones.
- Show your old work. I went back to a job I sealed three years earlier and photographed how the joints held. That is the proof that matters.

I have been licensed and insured since 2015, and Clean Rite holds a BBB A+ rating and a 5.0 rating across 145 Google reviews. The review count grew from 43 by doing the work right, one property at a time, not by buying them. You can read every one on the reviews page or straight on Google. On the sealing side, I am master certified by Trident, the maker of the sealer I use, and Trident has had me teach sealing to their other customers.
The service area covers Wesley Chapel and the surrounding Pasco and northern Hillsborough communities. Open seven days a week, Sunday mornings included, because Florida grime does not take weekends off and neither do property problems.

Yes, by design. One operator with commercial-grade equipment, a controlled calendar, and no crew to supervise remotely. It means my capacity is finite and my quality is not delegated. Book ahead when you can.
Are you insured?
Yes, licensed and insured since 2015, with a COI available for commercial and HOA clients on request.
Why should I trust you over a bigger company?
Do not trust anyone on words, including mine. Check the reviews, look at the before and after photos, ask every quote to name their sand and sealer, and see who answers. That comparison is the pitch.
