A building facade is not a driveway, and treating it like one is how sealant joints get blown out and water ends up inside a wall. Building exteriors here get soft washed: the growth dies, the facade rinses clean, and the envelope stays sealed.

Surface by surface, not one setting for the whole building

Commercial exteriors mix materials that want different handling. Synthetic stucco and EIFS are the most damage-prone claddings on the market and get the gentlest treatment. Painted block holds chemistry in its texture, so it wants a thorough low pressure rinse. Storefront glass and anodized frames get rinsed before anything can dry on them. Signage, light fixtures, and awnings get worked around, not through.

The dirt itself is mostly organic: mildew shading the north face, algae tracking the irrigation line, grime around rooflines and downspouts. Killing it chemically keeps the building cleaner far longer than blasting the visible layer off, which matters when the cleaning line item comes out of your budget.

Straight answers

Will washing force water into the building?

Not at soft wash pressures. That risk belongs to high pressure work around windows, joints, and louvers, which is exactly what this method avoids.

Can you clean occupied properties?

Yes, that is most of my commercial work. Sections get sequenced around tenants and guests, walkways stay passable, and wet areas get coned.

Do we get documentation?

A photo report after every job: before, after, and anything I flagged while on site.
