Built for how associations actually buy

I work with the CAM, not around them. Proposals come scoped and three-bid friendly, the COI names the association as required, and after every visit the manager gets a photo report they can forward to the board or attach to the file when an owner asks what the assessment pays for. If your community operates on a reserve-study cycle, a written cleaning calendar slots into it cleanly.

The work itself covers what communities own together: entrance monuments and walls, amenity center exteriors, pool deck common areas, playground hardscapes, clubhouse walks, and the sidewalk network. Surfaces that cannot take pressure, painted walls, signage, screens, get soft washed like anything else I touch.

One honest note: pressure washing shows up in communities as enforcement letters too. A clean common area program plus a vendor your residents see treating the property carefully reads as care, not citation. That difference matters at renewal time.

Can you provide documentation for our board?

Every visit ends with a before and after photo report, and the COI is on file with your management company before the first job. That paper trail is part of the service, not an extra.

Can you handle a community-wide sidewalk program?

Yes, sectioned across scheduled visits so the cost and the disruption both stay manageable. The scope defines exactly which segments happen when.

Do you also seal community paver areas?

Yes. Entrances, amenity decks, and paver walkways are the other half of the business: common area paver sealing.
