The right chemistry at low pressure

Soft washing:
the no-damage method

Half the surfaces on a Florida property cannot take pressure, and all of the damage horror stories start with someone who did not know which half. This page explains the method I use so you can judge any quote, including mine.

The short answer

Soft washing cleans with a low pressure application of the right cleaning solution, about garden-hose force, so the chemistry kills the algae, mildew, and mold and the surface rinses clean undamaged. Pressure washing uses mechanical force and belongs only on hard surfaces like concrete and pavers.

Which surfaces get which method

This is the exact split I use on every job. If a quote proposes pressure on the left column, keep shopping.

Soft wash only

Why "just blast it" fails twice

High pressure on the wrong surface fails immediately: cracked tile, furred wood, torn screens, etched concrete cream, paint chips in the flower bed. But it also fails slowly, because pressure only removes what it can reach. The organism survives in the pores and comes back within months. Chemistry kills the growth itself, which is why a proper soft wash stays clean several times longer than a blast job.

It is also why "do you use just water or cleaners" is one of the smartest questions you can ask any washing contractor. Water-only at high pressure is the signature of a guy with a rented machine. The answer you want to hear is the mix, matched to the surface, rinsed off the plants.

Is soft washing safe around kids, pets, and plants?

Yes, with proper handling. Plants get pre-wet and rinsed so the solution never dries on them, and I will tell you when treated surfaces are rinsed and ready. Keep pets off the work area during the job and everything is back to normal after the final rinse.

Does soft washing work on black roof streaks?

That is its signature use. The streaks are organic growth, and the soft wash solution kills it across the whole roof surface. See roof cleaning.

Why do some companies only pressure wash?

Soft washing takes different equipment, real chemistry knowledge, and more patience. A rented pressure washer takes a credit card. That gap is exactly where the damage stories come from.
