Angeline: new community,
new pavers, done right

Angeline is brand new, and so is every paver driveway in it. That is exactly when the sealing decision gets made, and exactly when a cheap rushed job costs the most. I already work Angeline, and new-construction paver work is a specialty of mine.

Angeline is on my Google profile as its own service area because it is its own thing: thousands of new homes coming in waves, nearly all with paver driveways and entries, all hitting the same maintenance milestones on the same schedule as their build phases age.

New pavers follow a predictable first act. Efflorescence, the whitish mineral bloom, works out of new pavers for months after install, and sealing before it finishes traps it under the film as a permanent haze, the exact failure on the why pavers turn white page. Meanwhile the builder-grade joint sand starts washing out with the first real rainy seasons. The right play in Angeline: wait out the bloom, then wash, re-sand with SEK ASTM-C144 sand, and seal with the Trident finish you chose. Do it once, correctly, at the right time, and the driveway is set up to keep that look through the next several rainy seasons.

New stucco and brand-new screened lanais get the same care: soft wash only on the stucco, gentle handling on new screens, and honest advice about what a new home does and does not need yet.

My Angeline home is six months old. Should I seal the driveway now?

Maybe, and maybe not yet. It depends on whether the efflorescence phase has finished, which I can tell by looking. Text photos to (813) 601-4524 and you will get an honest answer, including "wait" if wait is the right answer.

The builder's joint sand is already washing out. Is that normal?

Common, yes. Builder-grade sand and Florida rainy seasons do not get along. The permanent fix is washing out the old joints and re-sanding with correct spec sand, then stabilizing with the seal, the process on the paver sealing page.
