Commercial sealing services
The commercial angle on sealing
The failure modes that annoy a homeowner become liabilities on a commercial property. A glossy film on a guest-walked surface is a slip exposure, which is why my commercial recommendation is almost always a natural matte finish that keeps grip when wet. Joint sand washing out of a common-area walkway becomes trip lips and shifting pavers, which is why the re-sand and stabilization step is documented with photos on every job.
In this climate, sealed paver assets typically want attention every two to three years, which slots cleanly into association planning as a line item with a cadence instead of a surprise. I provide the written scope, the COI naming your entity, and the after-report your manager can file. A failed paver area rarely stays a failed paver area; budgeting the cycle is cheaper than budgeting the repair.
Straight answers
The questions I actually get, answered the way I answer them on the phone.
Can sealing be phased across a large community?
Yes, and it usually should be: zones sequenced across scheduled visits so cost and disruption stay level. The scope defines the phases and each phase closes with photo documentation.
Is sealed paver slippery for guests?
Finish choice decides that. Commercial work here defaults to matte, natural-look products that keep traction when wet. Gloss goes on guest-walked surfaces only after a deliberate conversation about where water goes.
Do you coordinate with our CAM or board?
I work through the manager, provide three-bid friendly scoped proposals, and show up to walk the property with a board member when asked. The paperwork side is part of the service.
